Compare Shingle Roof Quotes in Texas | Free Roofing Checklist

When three roofing bids land on your kitchen table, they rarely describe the same roof. One is a single page with a total at the bottom, one runs four pages of line items, and one arrives as a text message. This compare shingle roof quotes checklist is built for homes in Corpus Christi and the Coastal Bend, where windstorm rules, salt air and storm-season scheduling add items that a generic list from another state will miss. Work through it with all your bids side by side and the differences show up fast.

Before You Compare: Make the Bids Describe the Same Job

Price comparisons only work when every contractor is pricing the same scope. Before you look at totals, ask each company to confirm in writing:

  • The measured size of the roof, in squares (one square is 100 square feet), plus the waste factor they used. If one bid says 28 squares and another says 34 for the same house, find out why before anything else.
  • Full tear-off or overlay. In the Texas catastrophe area, a replacement is normally a full tear-off. A bid that layers new shingles over old ones should explain how it will pass windstorm inspection.
  • Which slopes are included. Porch roofs, a detached garage and low-slope sections over a patio are often left out of the cheaper bid.

If a contractor will not put the measurement in writing, treat that as your first data point.

Your Compare Shingle Roof Quotes Checklist, Line by Line

Score each bid against these twelve items. A simple yes, no or "not listed" in each column is enough.

#Item to find on the quoteWhat a clear answer looks like
1Shingle brand, line and colorAn exact product name, not "architectural shingle, homeowner's choice"
2Impact classStated if you are paying for impact resistance (UL 2218 Class 4 is what most insurer discounts reference)
3Starter, hip and ridge productsNamed by brand, matching the shingle maker's system
4UnderlaymentType named for the field, plus a self-adhering membrane in valleys and around penetrations
5Drip edge and flashingMaterial named, and whether old flashing is replaced or reused
6FastenersNail type and count per shingle per the manufacturer's high-wind instructions
7VentilationIntake and exhaust both addressed, not just a ridge vent
8DeckingA per-sheet price for rotten or delaminated plywood found during tear-off
9Windstorm inspection and WPI-8Who schedules the TDI inspection and who delivers the certificate
10City permitIncluded, and who pulls it
11Cleanup and disposalDumpster, magnetic nail sweep, and landscaping protection
12WarrantiesManufacturer coverage and the contractor's own workmanship term, as separate lines

The bid with the most "not listed" answers is not automatically the worst, but it is the one most likely to grow once the old roof comes off.

The Coastal Items Inland Checklists Leave Out

Windstorm compliance

TDI treats Nueces, San Patricio, Aransas and Kleberg counties as part of its coastal catastrophe area. A typical reroof here has to be checked by a TDI windstorm inspector, and the WPI-8 that follows is what lets the house keep qualifying for TWIA coverage. Windstorm insurance is not required by law, but lenders often require it, and a missing WPI-8 can become a problem when you renew a policy or sell the house. Your quote should say plainly that the work will be installed to windstorm requirements and that the contractor will coordinate the inspection. Our Texas windstorm insurance guide walks through what the certificate does.

Salt-air materials

Close to Corpus Christi Bay, Nueces Bay or the Gulf beaches, plain steel parts can rust out well ahead of the shingles. Have every bidder name the material for nails, edge metal, valleys and pipe collars, and explain the choice for your address. One bid may cost a little more because it specifies better metal; that is a real difference, not padding.

Wind-rated edges

Shingle manufacturers tie their wind coverage to specific starter and ridge products and nailing patterns. If one quote names the maker's starter on the eaves and rakes and another just says "starter course," the cheaper one may not qualify for the same wind warranty. Ask which warranty the build qualifies for, by name.

Permits

Most Corpus Christi-area jurisdictions require a building permit for a roof replacement. Our Corpus Christi roofing permits guide covers the local process; the quote should simply tell you who handles it and whether the fee is included.

Red Flags That Show Up After a Storm

After a named storm or a hail event, out-of-area crews arrive in Corpus Christi, Rockport and the island communities within days. Some do fine work. Others are gone by the time a leak shows up. Watch for these signs on a bid:

  • No local street address, only a cell number.
  • Pressure to sign the same day, or a "storm special" that expires tonight.
  • A request for a large deposit before materials are delivered.
  • Vague language about "working with your insurance" or promises about what an adjuster will approve.
  • No mention of the windstorm inspection at all.

A good contractor documents damage carefully and gives you a written scope. It does not promise a claim outcome. At RISE we document the damage and provide the estimate; we do not negotiate with adjusters. If you are working through a claim, our roof insurance claim guide explains the steps.

How to Compare the Prices Fairly

Once the scopes match, divide each total by the number of squares. That price per square makes bids for the same house comparable even when the totals look far apart. Then adjust for the differences you found in the checklist:

  1. Add the cost of anything one bid leaves out, such as permits, decking allowance or ridge vent, to that bid's total.
  2. Note which bids include a Class 4 shingle, then ask your insurance agent what, if anything, that changes on your premium. Carriers decide their own credits and qualifying rules, and no statewide figure exists.
  3. Check how long each price is good for. Some proposals expire in days; some can change after you sign if material prices move.
  4. Compare payment terms: deposit size, when the balance is due, and whether financing is offered and through whom.

The Fine Print: Schedule, Payment and Change Orders

Two bids can name identical materials and still treat you very differently once work starts. Turn to the last page of each proposal, or the contract that comes with it, and look for answers to these points:

  • Start window. A realistic range for when the crew will begin, and what happens if weather pushes it back. During storm season a vague "as soon as possible" can stretch for weeks.
  • Change orders. How extra work is approved. You want a written price and your signature before anything beyond the scope is added, apart from decking already priced per sheet.
  • Payment schedule. How much is due at signing, how much at material delivery and how much at completion. Final payment should line up with the finished roof and the paperwork you need.
  • Price changes. Whether the contract price can rise after you sign if material costs move, and how many days the proposal stays valid before you have to accept it.
  • Closing documents. A list of what you receive at the end: final invoice, lien releases if applicable, warranty registration and the windstorm certificate.

None of these show up in the headline price, but they decide how the job feels while it is happening. A company that spells them out before you sign is usually easier to deal with if something unexpected comes up on the roof.

Questions to Ask Every Contractor

  • Are you certified by the manufacturer whose shingle you are quoting, and can I confirm that on the manufacturer's site?
  • Who will be on my roof: your own crew or a subcontractor?
  • Who is my contact during the job, and how do I reach them?
  • What happens if you find rotten decking: how will you tell me, and at what price?
  • How many years does your labor warranty run, and which failures does it include?
  • Will I receive the WPI-8, the manufacturer warranty registration and the final invoice when the job closes?

Write their answers next to each bid. The responses often settle the decision more clearly than the totals do.

What a RISE Shingle Quote Includes

We want our proposal to hold up to this checklist, so here is what you will see from us. The inspection costs nothing, and the written proposal usually reaches you 24 to 48 hours later. It names the Owens Corning shingle line and color along with the matching Owens Corning starter, ridge and underlayment products, since Owens Corning has certified us as an installer and we build to its full system. It lists the windstorm inspection, the permit, decking pricing, ventilation and cleanup as separate items.

Once you sign, the price is locked; an unsigned proposal stays valid for about 15 days. On top of the manufacturer's coverage, our own workmanship is warrantied for 10 years. Monthly payments are an option for qualified homeowners through Acorn Finance, which is a separate lender, not RISE; see our roof financing page for how it works.

Our crews work from Flour Bluff and the island up through Portland, Ingleside and Aransas Pass, and inland to Robstown and Sinton. If you already have bids in hand, we are glad to put ours beside them. Request a free inspection or use our Corpus Christi roof quote page to get started.
