We walk the entire roof surface to look for signs of damage or wear. This includes inspecting for cracks, blisters, punctures or tears in membranes, loose or missing shingles or panels (for sloped roofs), and any signs of UV damage or aging. We note areas of ponding water (standing water that doesn’t drain) which can indicate drainage issues or low spots.

We closely inspect the flashings – the metal pieces or membrane strips that seal the joints and edges around roof penetrations (like vents, skylights, and HVAC units) and along the perimeter. Loose, bent, or deteriorated flashings are common sources of leaks. We ensure all edges, corners, and penetration points are watertight.

For flat roofs with membranes (TPO, PVC, EPDM, or modified bitumen), the seams where rolls of material overlap are critical. Our team checks a sample of seams across the roof to make sure they are still well-bonded (whether heat-welded, glued, or torched). Any seam separation can quickly lead to leaks if not addressed.

Commercial roofs often have equipment mounted on them (HVAC units, exhaust fans, satellite dishes, etc.). We examine the seals around all these penetrations. We also check the condition of equipment supports or curbs – for example, the wood or metal curbs under HVAC units – to ensure they are sound and sealed.

A healthy roof should not accumulate water. We inspect gutters, downspouts, interior drains, and scuppers to ensure they’re clear of debris and functioning properly. We remove any obvious blockages (like leaves or trash). Proper drainage is essential to prevent water weight from stressing the roof and to avoid leaks from standing water.

When accessible, we also inspect the underside of the roof deck from inside the building (for example, in the attic or top-floor ceiling space). We look for signs of leaks such as water stains, damp insulation, or rot. This can reveal hidden problems not yet visible from the top of the roof. It also helps us verify if any sections of decking are weakened or need repair.

Our inspector will typically take photos of any noted issues or general roof conditions. These photos are included in our inspection report so you can visually see what’s happening on your roof. This is especially useful for areas you might not safely access yourself.

Different roofing materials age differently. We provide specific notes on how your particular roof type is holding up.
