Your roof insurance claim payout depends on your policy type:
Replacement Cost Value (RCV) policies pay the full cost to replace your roof with equivalent materials, minus your deductible. However, most RCV policies initially pay the ACV amount and withhold the depreciation. You receive the depreciation holdback (called “recoverable depreciation”) after you complete the replacement and submit proof of payment.
Actual Cash Value (ACV) policies pay the replacement cost minus depreciation, minus your deductible. There is no recoverable depreciation. If your roof has depreciated significantly, the payout may not cover a full replacement.
